Renovated church property for sale in Lambert's Cove.

Weekly chit-chat about new listings, sales or other insider info on the Martha’s Vineyard real estate market, by Fred Roven, Martha’s Vineyard Buyer Agents.

The Lambert’s Cove region of West Tisbury is rural and unspoiled, with stonewalls, farms, and antique homes. Situated on the western coast of the Island of Martha’s Vineyard, Lambert’s Cove can most closely be distinguished by its hilly terrain. The appearance of such hills on the Island falls in stark contrast to the relatively flat land of the rest of Martha’s Vineyard. I am particularly drawn to Lambert’s Cove by the many oak and beech trees, as opposed to the scrub oaks and pines located on the rest of Martha’s Vineyard.

Lambert’s Cove includes the North Shore and runs from Vineyard Haven (down-Island) to the North Tisbury shopping area (up-Island) and boasts some of the Island’s more unique and lovely beaches. Lambert’s Cove Beach, accessible by a path from Lambert’s Cove Road and across a 20’ dune, is available to West Tisbury residents and their guests. Makonikey has two beaches available to association members. On a drive, run or bike ride from Vineyard Haven, the road to West Tisbury takes you past farms and fields that speak to the Island’s agricultural heritage.

A bike ride or long walk will take you to a few of the Island’s most picturesque ponds. Uncle Seth’s Pond near the up-Island end is the place many an Islander learned to swim. If a ⅓ mile swim is your idea of the best way to start the day, a Seth’s Pond round trip should fill that need. Or take a peaceful walk around Duarte’s Pond.

Possibly a 60s thing, but we used to get frequent calls from folks wanting to find an old church to renovate. Well, the renovation part is not needed here and the Lambert’s Cove Church can be yours. The church was originally built in 1846 by a small Methodist congregation. After many incarnations, it was purchased to be used as a private home in 2001. The current owner has created a well-designed, comfortable and functional residence that reflects the modest luxury of the area. It is an artistic masterpiece. Listed by Wallace & Co. Sotheby’s for $1,675,000.

Makonikey and its two beaches cover land in both Vineyard Haven and West Tisbury. This property offers over 4 acres of treed land less than ¼ mile to your boat landing and beach. The land has been surveyed and the well is in. All set for you to start digging your basement. Listed by Tashmoo Realty and priced at $585,000.

At the easternmost point of Lambert’s Cove is a secluded 22-acre waterfront compound boasting three homes, each with sweeping views across Vineyard Sound. Included are a pastoral pond, tennis court, and, of course, your own 300’ sandy beach. While tucked away, this secluded spot is only a 12-minute drive to the ferry. My favorite is a quaint structure on the pond that could not be built under current regulations. Set right at the water’s edge, the pond house is truly a special place for the summertime. Listed by Kendall & Kendall and priced at $7,000,000. Let me explain to you why I feel this is the best opportunity on Martha’s Vineyard.

Another Makonikey property on Windy Way  is set on the highest Island point in West Tisbury with breathtaking water views across Vineyard Sound, the Elizabeth Islands, Woods Hole, and of the coastlines from Aquinnah to Edgartown; truly one of a kind. The property sits on 3.3 private acres with a 4-bedroom home and a detached artist’s studio with old-style Vineyard charm. Engineering is complete for a 5,000 sq. ft. home with Conservation approvals in place. Listed by Tea Lane Associates and priced at $5,850,000.

I often mention beautiful waterfront properties that are the ultimate in Vineyard living. In terms of a peaceful existence on Martha’s Vineyard, nothing beats Lambert’s Cove for a combination of beaches, large lots, and waterview opportunities at good prices for year-round or seasonal living.
