“Autumn From The Heart Of The Home” by Susan Branch (2004) – The Vineyard’s own hostess, with seasonal recipes — Orange Spiced Harvest Stew, Bourbon Mashed Sweet Potatoes, and Indian Pudding, to name a few — as well as craft and decorating suggestions; a handy little book in a nice presentation.

“Cosmo Cookery – Gourmet Meals From The First Drink To The Last Kiss” by Cosmopolitan’s staff and their “lovers, husbands and friends” (1971) – Includes Helen Gurley Brown, editor-in-chief, who invites us to explore the symbiotic relationship between food and sex. Her book gives us ideas for the former. You are on your own for the latter.

“Monet’s Table: The Cooking Journals Of Claude Monet” by Claire Jones (1989) – A delightful visit to the life and time of the artist, who had a passion for comfort and good living. Beautifully illustrated with his paintings, period photos, and modern photos by Jean-Bernard Naudin. Contains more than 160 recipes from Monet’s own collection.

“Cooking In Old Creole Days” by Celestine Eustis (Derrydale Press, 1928) – A limited edition (500 copies) “period piece” for the collector of Old South cooking ways and recipes. In French and English, with a number of period illustrations.

“The pressure is on to keep the mortgage rates low, to stimulate the economy, and show improvement in the many factors that impact housing. Unemployment numbers are around 8.2 percent, GNP numbers are hovering around 2 percent and these indicators are not strong enough to support any statements about the economy improving on a long-term basis. That will be the task and the major subject of the presidential campaign.

The administration will push for improvements in all segments to assist in their platform, whether Republican or Democrat. Buyers and sellers can benefit from this. Normally, prices are higher when interest rates are lower — we haven’t seen that in the last few years. We may see those days return, so now is an optimum time to buy.

On the flip side, if you don’t need to sell and can hang on for a year or so, do that, and see how the market reflects the political demographic that will come with the election.”

“I think the market will continue to improve but at a slow rate. That rate will be detected by what happens in the financial market, both here in the U.S. and aboard.

The election will also play a part as it always does. Natural for people to wait to see who gets elected. The main reason buyers are reluctant to jump into the second home market is confidence in economy. If that confidence gets better, so will our market.”

“Housing market forecasts are mixed, with Zillow predicting that the market will not reach a national bottom until 2013. However, on Martha’s Vineyard there has been an increase in sales for the first quarter over last year. The second home market is up, and investors are taking advantage of record low interest rates.

“The market has been very active during the first quarter of 2012. There has been a lull recently that may affect our second quarter numbers, but I am hopeful that by July we will see a pick up in the market numbers. It appears that real estate values have stabilized here on the Vineyard and properties that are priced correctly will sell.”

“If only we had a crystal ball…the first quarter of 2012 was stronger in both sold units and gross dollars than that of 2011. Furthermore, we continue to see a good deal of buyer activity and are hopeful that it equates to sales and a strong second quarter.

That being said, historically, election years are not kind to the real estate market and so how the market fares at the close of 2012 will be most interesting.”

“Although most economic indicators are showing that our economy is slowly going in the right direction and struggling to climb out of its trough, election years have traditionally created some instability in the market.

I believe that the housing market in general will continue to struggle, like the economy, but will continue to move into positive territory. Demand is not going to outstrip supply anytime soon, but it will continue to strengthen as more and more prospective buyers take advantage of great mortgage rates, the good variety of the supply, and the attractive prices of available properties.”

“Although the market has been strengthening and the pendulum on the Vineyard over this past year has been shifting, slightly, towards the seller, it is still a buyers’ market.

When you list your house, listen to your agent on pricing. If you don’t like what you hear, ask another agent, but do not arbitrarily make the price higher because you think you need more money or because in your opinion the house is undervalued.

So many times sellers set their own price and an offer comes in somewhere in the price range suggested by the agent, and it gets rejected by the seller. This is unfortunate for all involved; buyer, seller, and agent. Now the property ends up languishing on the market for several months with few showings, and the seller starts wondering why the house is not selling.

Even if a buyer comes along and meets your high expectations, the deal is usually subject to a bank mortgage, and you will lose the deal in the middle of the transaction when the buyer’s bank has the house appraised and it fails to meet the price. This is the classic situation on the Island and the reason why the average house may take a year to sell. Sellers, first make sure you want to sell, list with an agent you respect and trust, and sell your house at fair market value and get on with your life!”

“If you have to sell, price your home competitively. Buyers are educated. They know what your house should sell for. You don’t want to be “chasing down the market,” which means you haven’t adjusted the price of your home to reflect what is happening in your marketplace. Know your competition and think about what it costs you (in real dollars) to maintain a higher price. If it takes six months to sell, what did that cost you, and would you have been better off to reduce your price in order to avoid those costs?

Selling is an emotional thing; recognize that and cut yourself some slack about how you’re feeling. You will feel better when you accept that offer and begin to plan for the future.”

“Don’t over-price your home. In today’s market, buyers are motivated by price. Because of the larger than normal inventory, buyers will not consider a house that is not priced correctly.”

“Determine what you can afford, including closing costs, monthly mortgage payments, and insurance. It is recommended that you spend no more than 2 percent of your income on housing costs. Most local banks have a mortgage calculator on their websites, and Vineyard banks are lending mortgage money at good rates. Then have your broker show you appropriate properties. Don’t wait! The market is picking up and procrastinating is not advisable.”

“Meet with a local lender and get pre-qualified before you start looking. Having this documentation in hand prior to putting an offer in on a property shows the seller that you are qualified to purchase their home. The seller will be more likely to consider your offer and in some cases, might enable the buyer to negotiate a better sales price.”

“My advice to first-time home buyers is to prepare yourself; first, by making sure that you meet with a bank and get pre-approved for a specific amount so that you know how much you can afford, which will determine the price of the house that you can pursue; secondly, prepare yourself to act quickly when you find something you like.

Many first-time home buyers are qualified for homes that come for sale through the foreclosure process and are bank-owned. When bank-owned homes come on the market they get a lot of quick attention due to their good price. Many first-time home buyers wait too long to make an offer and ultimately lose out on the house.

You must trust your instincts and your buyer’s agent to protect you in a transaction so that you can pull the trigger and make the deal… If you see a house that you like, there is at least one or more people who like it too.”

See your banker to get pre-qualified for the amount of mortgage financing you will need to buy in your price range. Know the market, and your limitations, so that you feel comfortable (and excited) about your new home purchase. A real estate professional is essential in working through all the steps with you.”
