Martha's Vineyard Real Estate Spotlight Property
Rooftop View of Oak Bluffs
Did you know that Oak Bluffs was the very first planned community in the United States? That’s why there is such a wide assortment of parks, not just along the waterfront but tucked into every conceivable nook and cranny. This may have helped Oak Bluffs to evolve from a sleepy Methodist Camp meeting site in 1835 into the vacation destination it is today. A rich mixture of Arts & Culture, Dining, Music, Ice Cream, Boutiques, Beaches, Bicycles, Boats, Gingerbread... and winding neighborhood streets that lead inevitably to a quiet little park.
Meanwhile, in the heart of downtown Oak Bluffs at 37 Circuit Avenue sits a dynamic mix of high traffic Retail Space and Boutique Hostelry. The Black Dog General Store has occupied the ground floor since 2001. And in 2009 the building’s owners transformed the upper two floors into 4 residential suites, anchored by a common Atrium lobby on the 2nd floor and a spectacular rooftop terrace with panoramic views of land and sea. At 500 square feet, the Green Roof Terrace might be the smallest and tallest park in town.
Restless Wind Suites is the Green Alternative - thoughtfully designed and constructed with state-ofthe- art environmentally friendly materials. The suites rent by the week in July & August, and are available for shorter stays off-season.
Each suite is uniquely different in size and layout, but they all contain private living & dining space, a kitchen or kitchenette, 2 bedrooms/sleeping alcoves, and a full bathroom. Other amenities include top-shelf bedding & linens; a sofa bed; Wi-Fi and blu-ray TV; LED lighting and high-efficiency appliances & AC units.
The Penthouse Suites each have a ship’s ladder for exclusive access to the Green Roof Terrace. And three suites have access to the light-filled Atrium on the 2nd floor where guests can make use of the gourmet kitchen, the comfortable lounge/library, a spare bathroom w/shower, and the laundry room.
Restless Wind Suites can easily accommodate a variety of needs: as individual suites sleeping 5-6; in combinations of 2 or 3 suites; or altogether as a conference/retreat center for up to 21 people. Weekly rental prices range from $1,500 to $1,900 in season. Off season rates are $1,000 to $1,300 per week, and 3-nightspecials that are popular with wedding guests.
Restless Wind has lovely wood and tile floors throughout. The suites are fitted with custom handcrafted furniture and cabinetry made on site by two of the best local carpenters. And all the wood in the building is finished with a whey polymer (recycled from cheese-making) that contains no volatile organic compounds, perfect for people sensitive to chemical vapors.
A private arbor-covered stairway on the side of the building leads to the Restless Wind Suites porch, where a coded door opens into the Atrium lobby. From there guests cross the Atrium to get to Suite A, or climb the interior stairway to get to C & D - the Penthouse Suites.
The remaining Suite (B) is actually a full 2 bedroom apartment with a private entrance off the porch. Because it also contains a full kitchen and laundry, Suite B doesn’t need to make use of the common facilities in the Atrium.
Even though Suite A on the 2nd floor is the smallest, past guests say that having the gourmet kitchen right outside the door makes it seem much larger. The suite has 600 sf of private space, and twice that if you count the common Atrium.
The Penthouse Suites have it all: large master bedrooms; spacious living areas; the Atrium downstairs; and the Green Roof Terrace above - a private outdoor retreat where you can watch the sunset and listen to concerts at the Tabernacle. The rooftop offers wonderful views of downtown Oak Bluffs and Ocean Park, 180-degree views of the water, and of the Camp Meeting Ground to the rear. Perhaps the best location for watching the fireworks in August!
In the words of the owner: “Restless Wind Suites are indeed unique. The architecture, the building techniques, the materials, the furniture and the interior design are all focused on something new and green. The Green Roof has been structurally reinforced to support more than 30 trees, including a cherry tree that bears fruit in June. ”
The Third floor Penthouses boast tall ceilings with skylights perched 11 ft overhead. This makes for a much more open and spacious feeling below and integrates the design of the green roof architecturally in a pleasing manner.
“Reclaimed wood, including 50-year-old cedar from old telephone poles, was used to build the furniture, doors and trim in the building. Island Master Woodworker Ted Box and the Owner were responsible for creating the many innovative designs. Craftsman Steve Hart assisted with the creation of the project.”
“Green is a matter of degree and design as well as a matter of subjectivity. When it came to wood treatment, every square inch of natural wood finish is from recycled whey made into a polymer that is stronger and better than any varnish or polyurethane. What other product can claim to eliminate any volatile organic compounds (VOCs), make the wood actually harder and more durable, and will not peel - ever?” the owner exclaims.
All furniture is included with the sale and much of it is handcrafted. State-of-the-art appliances are also part of the sale including two energy efficient laundry machines that combine washer and dryer in one compact machine.
The care and thoughtfulness of this project combined with creativity and social responsibility make this Commercial & Residential property truly “one of a kind”. Ideal for your Vacation Rental needs or your new acquisition on the Vineyard. Come see for yourself!
