Martha's Vineyard Real Estate Spotlight Property
Private Enclave on Seth’s Pond
This charming five-bedroom home on over two acres of land was designed to maximize the water views from almost every room and is only a short walk to Lambert’s Cove Beach.
The entrance foyer leads to the large living room with expansive views of the pond. The adjacent dining room shares a central wood-burning fireplace with glass doors and a Jotul wood stove, which also heats the kitchen behind it. A sliding door leads to a mahogany deck that wraps the entire pond side and a small screen porch. “Sitting on the deck or down by the water just relaxing, enjoying the view and the ocean breezes that come from Lambert’s Cove Beach is a favorite pastime,” the owner said. “We like to walk to Lambert’s Cove Beach for sunsets. It’s only a short walk and the sunsets there are spectacular.”
The spacious, eat-in kitchen features state-of-the-art appliances, a pantry, granite countertops and an indoor charcoal grill that’s currently used as a wine rack. Behind the kitchen is a tiled mudroom with laundry area and full bath with tiled floor and radiant heat. “There is a water view from almost every window in the house and there is an abundance of sunlight in every room. But our favorite room is our gourmet eat-in kitchen where we spend a lot of our time,” she said.
The family room adjacent to the dining room has a wood-burning fireplace, radiant heat, and sliders to the deck. The master bedroom suite off the entrance foyer consists of a large bedroom with a cathedral ceiling and skylight and a tiled bath with radiant heat.
On the second floor, two bedrooms share a full bath and sun-filled seating alcove with its own small deck. A pull-down staircase leads to attic storage on the third floor with windows in place for future expansion.
The walk-out lower level contains two more bedrooms, an office, a full bath, a kitchen, a game room and lots of storage space. A sliding door from the kitchen allows access to an outdoor shower with dressing room.
A separate guest suite with full bath, kitchenette, and deck sits atop a detached heated two-car garage. There are wonderful views of the pond from all locations on the property. Terraced levels of lawn surrounded by stone walls gently slope down to the 200 feet of water frontage and floating dock. Mature planting of rhododendrons, wisteria, lilacs, roses, white pines and holly trees circle the house to create a park-like setting. Fields of sweet pepper bushes along the pond perfume the air in July and August. “In the summer, our favorite activity is swimming in the pond and lounging on the floating dock,” the owner said. “Our two sons also like to sail their Sunfish sailboat on the pond, and our Golden Retriever will often go along for the ride and stand on the bow. It’s a sight to be seen.”
A stone fire pit, hot tub, a Finnish sauna, and a boat porte-cochere with storage above complete the property. “In the winter when the pond freezes, we enjoy ice skating and our sons like to play hockey. Afterwards, we take a Finnish Sauna to warm up. When the pond is not frozen, our boys will bravely run back into the pond for an ice cold dip and then back into the sauna.”
There is an abundance of wildlife on the property. “It is a birdwatcher’s haven,” the owner said. “There are songbirds, hawks, falcons, ospreys, blue heron, owls, ducks and also playful otters. All are a pleasure to watch. In the height of the summer season, when the island is so very crowded, we can escape the crowds to this private and serene getaway.”
“This unique property has given my family many years of great happiness and joy,” she said. “I am sure that whoever lives here next will be very happy, and will also experience the indescribable feeling and admiration for the natural beauty of the setting, and the thankful joy and good feeling that this house and property brings to you every single day.”
