We are getting close to the deadline for selecting that holiday gift for the special someone in your life and what could be a better solution than a waterfront property on Martha’s Vineyard. Obviously this is not possible for many or most buyers. But say you are in a good financial position and you are feeling particularly generous this holiday season. With rate hikes and home-price increases on the horizon, there is a lot to be gained by making that purchase now. You certainly do not have to advise your partner that you bought because you got a significant discount off the asking price.

While everyone else is out celebrating and shopping reducing buyer volume, you will be met with sellers willing to make a deal. If you find a home that meets you and your partner’s must haves especially when our inventory is so limited, do not let the holidays deter you from making an offer.

I do not recall ever seeing a waterfront home as the Neiman-Marcus ultimate Holiday gift but I do know they have multiple necklaces and earrings that are more than enough for a significant deposit on your luxury home purchase. While holiday shoppers are obsessing over finding the ultimate gift deals, tenacious house hunters who buy a home in December compared with other times of the year will save the most money. Weather might also be a factor on Martha’s Vineyard for winter buying. Just bring you boots, gloves and possibly snow-shoes.

The best value I found is also a property, of course, that I cannot believe has not sold. The waterfront property at 34 Pond View Way on the Lagoon in Vineyard Haven is priced at a reasonable $3,100,000 and still has all the amenities you would expect in a luxury home. Not only is the home a breathtaking experience but the landscaping, views and your own private beach enhance an already unique property. Except for one of the most perfect cook’s kitchen I have seen, the ledge stone used at the outside entrance that rolls into the interior would be my favorite aspect. Even the lower level has water views from every room for your guests to enjoy in addition to their ensuite bedrooms and, good for you, their own laundry area.

Although many of my favorites tend to be up-island, the property at 26 Crackatuxet Cove on Herring Creek Farm in Katama has just too many amenities to ignore. You will be on 4 private acres with water views, a private Atlantic Ocean beach, plus the farm with its grazing horses sheep, goats and alpaca. A path from the light and bright 4 bedroom home offers an easy walk to Crackatuxet Cove where you can launch a kayak to paddle across Edgartown Great Pond to enjoy the wildlife or to your private ocean beach. (Yes, you can drive or take a golf cart if you prefer). With only 15 property owners and 215 acres of open fields and woods, this experience and setting is truly one of a kind.

Not surprisingly, my favorite in these selections is an area I have sold multiple properties. The reason might be the private beach access, the seclusion, or the fun of saying waterfront on Aunt Rhoda’s Pond. The home at 122 Kuffies Point Way, with its sweeping water views, bears all the hallmarks of a luxury residence. The home design blends rustic elements with contemporary styling surrounded by lush all-organic landscaping. I was most impressed by the copper clad windows and their natural aging, plus the doors and windows made from Tahitian Mahogany. The 150’ beach which provides swimming and spectacular sunsets is reached by a quiet country road, kayak, canoe or paddle board although my favorite access is the path through the 50 acres of Sheriff’s Meadow abutting the property.

Nothing quite compares to the 425’ of Atlantic Ocean beach between Lucy Vincent and Windy Gates. Being there, or possibly photos as a second choice are the only ways to appreciate this spectacular ocean front property. Set high on a bluff overlooking the ocean is the one-of-a-kind custom home at 11 Azalea Lane in Chilmark. This is certainly the ultimate beach house. A 5 bedroom home recently renovated to the highest specifications with a focus on bold, contemporary choices to take advantage of the views and setting.
