Real Estate Confidential is a weekly chit-chat about new listings, sales, or other insider info on the Martha’s Vineyard Real Estate market, presented by Fred Roven owner/broker of Martha’s Vineyard Buyer Agents. It appears each Friday in The Minute.
I think the heat and humidity have gotten to me. All I could think about when sitting to write this week was jumping into a cool, refreshing pool. As I look back, it has been over a year since I focused exclusively on homes with pools. Instead of large high-priced oceanfront estates, this week I looked at more affordable homes with pools that still have all the advantages of the Martha’s Vineyard vacation lifestyle.
More and more often, Martha’s Vineyard home buyers and visitors are asking for pools. One reason for buyers certainly is the unexpectedly large increase a pool can add to your rental income bottom line. At the lower end of the luxury home market, a pool can double the weekly income. The advantages of owning a home with a pool are varied and only limited by your imagination.
.So, you have found the perfect house: it’s in a great location, reasonably priced, comes with plenty of outdoor living space and it has a pool. The relaxation and the fun activities your family can enjoy in the summertime is the appeal. Swimming pools are a luxury for some, and a necessity for others. Just imagine yourself floating in a pool on Martha’s Vineyard or a refreshing early-morning swim to start your day. The following selections feature homes a bit more reasonably priced than waterfront homes and just as luxurious. I decided to go with larger-than-average homes on larger-than-average lots to make best use of your “toys” and a place for families and friends to spread out in luxury surroundings.
If you will only buy a home on Martha’s Vineyard with a pool, here are some obvious choices.
If a 4,000 square foot home on eight acres with a swimming pool is for you, the spacious contemporary cape at 20 Flint Hill Road is perfect. The great room off the kitchen has a vaulted ceiling and fireplace, adding spaciousness and casualness to the formal home. The property includes a 20 X 40 gunite pool that fits organically into the landscape with easy access from all areas of the home. With its excellent rental history, this property can provide a great investment or a wonderful year-round Vineyard family home.
It has been many years since I first approached 40 Norton Farm Road in Makonikey, West Tisbury and took in the experience of walking into this “County Manor High on a Hill.” I can talk about the advantages of Makonikey with two private beaches; one is at the bottom of a dramatic overlook with spectacular water views and the other, you can walk right onto from a level approach. The only way to appreciate this property is to walk in the front door, first taking in the classic Vineyard stone fireplace and especially the wood paneled sunken library which provides a quiet space for reading, games and creative chatter. In addition to a fabulous cook’s kitchen, there is a breakfast room and a grand formal dining room with French doors overlooking the expansive backyard, gunite pool and distant water views.
The Post and Beam home at 11 Howell Lane in Menemsha exudes fine craftsmanship, built with red oak timber frame, quarter sawn red oak floors, radiant heat, Alaskan yellow cedar shakes, copper gutters and mahogany barn doors. A new, Gunite salt water pool sits close to the house, patio and the expansive lawn and gardens beyond. There is a 1,000 SF heated, timber frame garage ready to convert to a first floor master suite, a family rec room, or whatever fits your needs. The property is close enough to the village for an evening stroll for those spectacular sunsets and has access for paddling on Menemsha Pond.
The recently built custom home on Nora’s Lane in Edgartown features a modern layout that is perfectly styled for indoor-outdoor summer living and entertaining. The open-designed living areas feature an entire wall of windows and French doors that open out onto the outdoor living/entertaining space with bluestone terrace highlighted by a pergola and fire pit — plus a heated gunite pool with Pebble Sheen® finish and built-in whirlpool spa. This spacious and bright home features a total of five bedrooms including a luxurious first-floor Master Bedroom suite with a spa-inspired bathroom and large walk-in closet.
